Size: 4,800,000 sf complex (includes 2500 residential units & 60,000 sf of retail space)

AE Interests: affordable housing, organized into a series of linked mini blocks of 16 stories each, responds to the beachfront site & local zoning ordinance that requires every unit receive > 3 hours of sunlight daily, private green spaces, terraces, skylights, solariums, roof decks, humanizing the megascale (maintaining basic human necessities that are lost in most urban designs), exterior circulation systems include internal communal streets & covered skywalks
